What’s the difference between bundled and non-bundled golf communities?

Bundled golf typically means golf membership is included with ownership—your home purchase comes with golf privileges and the club controls the flow of members through real estate.

Non-bundled (private) clubs usually sell memberships separately, may have a waitlist, and often offer multiple membership tiers. You can own a home in the community without automatically having golf access (depending on the club rules).

What does “equity” vs. “non-equity” membership mean?

Equity memberships typically involve an ownership interest (or refundable component) tied to the club. Terms vary widely—some are partially refundable upon resignation, others are not.

Non-equity memberships are generally a non-refundable initiation structure with annual dues. Many buyers prefer non-equity for simplicity, while others value equity models for long-term alignment with the club.
